With their generally lower slopes, larger areas, and greater heights, commercial roofs are inherently exposed to the potentially damaging effects of wind. Wind damage can be caused not only by the wind itself, but also by airborne debris such as tree limbs or other “projectiles.”
Certain areas of the United States are also more vulnerable to wind damage and generally have higher building code/design standards for buildings. It is important to understand what the required performance metrics are for your area region, as well as the importance of understanding how wind pressures affect a roof. Roofs that fail below their prescribed code requirements may warrant evaluation for subrogation potential.
